WHO WILL BE RESPONSIBLE FOR THE MANAGEMENT OF THE ENTIRE ESTATE
Home For All Asset And Management Nigeria Limited in conjunction with Sherry View Garden Occupant Association will be responsible for the management of the entire estate.
WHAT IS THE PRICE PER PLOT?
A Residential plot is currently being sold for N1,500,000.00 (One Million, Five Hundred Thousand) naira only per plot with limited plots available and subsequent upward price review to N2,500.000.00 (Two Million, Five Hundred Thousand) naira. Commercial plot attract extra N100,000 (Hundred Thousand) naira only.
WHAT IS THE SIZE OF A PLOT?
648 square meters or 60ft x 120ft or 18meters x 36 meters.
IS THERE ANY ENCUMBRANCE ON THE LAND?
The land is free from every known government and individual interest and no adverse claimant.
WHAT TYPE OF INFRASTRUCTURE WILL THE DEVELOPER PROVIDE?
The project promoter of SHERRY VIEW GARDEN has concluded discussions with project partners for the provision of PRIMARY INFRASTRUCTURE within the estate. This includes;
- Power transformer with street light.
- Perimeter fencing with security gate.
- Motorable road network.
- Borehole facilities and drainage system.
WHO WILL BE RESPONSIBLE FOR THE PROVISION OF PRIMIRY INFRASTRUCTURE WITHIN THE ESTATE?
Home For All Construct Nigeria Limited, the construction arm of the organization has concluded arrangement with the company project partners to deliver PRIMARY INFRASTRUCTURE within the estate.
DO I HAVE TO PAY FOR PRIMARY INFRASTRUCTURE?
No, You do not have to pay for the Infrastructure within the estate. Under the Sherry View Garden Land Acquisition Scheme, your payment for the land comes with basic infrastructure within the estate.
WHAT INFRASTRUCTURE WILL THE DEVELOPER NOT PROVIDE?
The project developer will not provide secondary infrastructures within the estate
WHAT ARE THE SECONDARY INFRASTRUCTURE DEVELOPER WILL NOT PROVIDE
Distribution of electricity to individual houses (Poles and its stringing), connection of individuals houses to the water mains and tarred/paved road.
WHAT OTHER PAYMENTS DO I MAKE APART FROM THE PAYMENT FOR THE LAND?
Survey fee N120,000.00 & legal documentation fee N30,000.00.
DO I HAVE TO PAY FOR DEVELOPMENT LEVY ?
Yes, but not immediately.
HOW MUCH WILL I PAY AS DEVELOPMENT LEVY?
N500,000.00 per square meter
THE DEVELOPMENT LEVY WILL BE USED FOR WHAT?
Distribution of electricity to individual houses (Poles and its stringing), connection of individuals houses to the water mains source and tarred/paved road.
WHEN DO I PAY DEVELOPMENT LEVY?
After full payment, which will be jointly agreed by all parties concerned?
WHAT DO I GET AFTER COMPLETION OF PAYMENTS FOR THE LAND?
Receipt, letter of allocation, estate covenants, survey plan and deed of assignment.
WHEN WILL MY (PLOTS) BE ALLOCATED TO ME?
In batches after full payment for the land survey fee and legal documentation.
WHAT TYPE OF TITLE DOES SHERRY VIEW GARDEN HAVE ON THE LAND?
Certificate of Occupancy
WHAT HAPPENS IF I CANNOT COMPLETE PAYMENT OR DEFAULT IN THE PAYMENT OF MONTHLY SUBSCRIPTION?
You will get a refund of total money paid less 25% administrative expenses. (For further details, see “default policy” as stated on the company website accessible via notice to shareholders)
CAN I PAY A DEPOSIT AND PAY THE BALANCE ANY TIME WITHIN THE DURATION OF TENURE CHOSEN E.G. 1 YEAR?
After the payment of the initial deposit you are expected to pay the balance monthly, non- payment monthly as at when due will be treated as a fundamental breach of the contract which can result to termination or revocation of the contract.
DOES SHERRY VIEW GARDEN CHARGE INTEREST ON THE BALANCE OF PAYMENT?
The transaction is interest free.
CAN I START BUILDING ON MY LAND NOW?
Once the payment is completed you can start building on the land immediately, by submitting your architectural plans which must conform to the estate prototype. This is to encourage high standard set by the estate promoters.
IS THE ROAD TO THE ESTATE GOOD AND MOTORABLE EVEN DURING RAINING SEASON?
Yes, the road to the estate is very motorable and accessible even at the peak of the raining season.
IS THERE ANY RESTRICTION AS TO THE TYPE OF BUILDING I CAN BUILD?
The Estate building prototype series set a standard for the type of building you can construct. However, you are limited to building residential houses within the area designated as residential and commercial houses on area designated as commercial. Provision of shops in residential houses and building of tenement house type (popularly known as face me I face you) is not permitted.
IS THERE ANY TIME LIMIT TO COMMENCE WORK ON MY LAND AFTER ALLOCATION?
The time limit is 1years by which you will be encouraged to commence work immediately to encourage development and control weeds. Also, in a case where the land is left unkempt, the developer will enter on the land to keep it tidy and expenses incurred will be transferred to you. Otherwise you reserve the right to sell outrightly at the market prevailing price.
IF I PAY OUTRIGHTLY, DO I GET ANY DISCOUNT?
Yes. 5% discount for single purchase and 10% discount for bulk purchase (12 plots upward)
IS ELECTRICITY GOING TO BE 24/7?
A. We have initiated discussion with our project partner for the use of alternative power system i.e Solar Roofing Sheet (For Sherry View Garden Housing Scheme only). Also, backup power generator will be provided for interested resident at an agreed service charge, this will be managed by Home For All Asset And Management Limited, the asset management arm of the company and Sherry View Garden Occupant Association, the stakeholders of the estate.

WHO WILL BE RESPONSIBLE FOR BUILDING PLAN APPROVAL COST?
A. Individuals will be responsible for the cost of building plan approval or through Home For All Asset And Management Limited, the asset management arm of the company, this will attract processing fees.
CAN I RE-SELL MY PLOT/PROPERTY?
You can re-sell your property at any time but with a transfer fee of 5% of selling price/current value of land.
CAN I ACCES S NATIONAL HOUSING FUND LOAN?
Sherry View Garden is a platform for accessing National Housing Fund loan.
